Rental yield questions

Typical Dubai residential ROI is roughly 5%-8% annually depending on area and property type. Apartments in high-demand areas like JVC or Business Bay often yield more, while prime villas may yield less but offer stronger capital appreciation.

Gross yield is annual rent divided by the purchase price. Net yield deducts service charges, management fees and vacancy allowance, and includes purchase costs - it is the more realistic figure.

Mid-market communities with strong tenant demand - such as JVC, Arjan, International City and parts of Business Bay - historically show the highest yields. Ask our team for current figures per area.

There is no personal income tax on rental income in the UAE. Landlords pay service charges and a municipality housing fee is typically collected from tenants via DEWA bills.

Service charges are set per square foot per year by the owners' association and must be approved through RERA's Mollak system. They cover maintenance of common areas, security and amenities.

Every empty month reduces effective rent. A 5% vacancy allowance (about 2-3 weeks a year) is a prudent default; use the slider to model your own assumption.
